Terms and Conditions

Deposit Policy

One nights deposit will be required at the time of booking to confirm a booking.

Full payment will be required;

  • 7 days before check in during standard periods.

  • 30 days before check in during peak periods.

Please refer to cancellation policy for refunds relating to deposits.

Cancellation Policy

Standard Period Policy

Cancel within 7 days of the check-in date, then the full amount will be charged.

Cancel 8 or more days from the check-in date, then no penalty will apply and the one night deposit will be refunded.

 

Peak Period policy

Cancel within 30 days of the check-in date, then the full amount will be charged.

Cancel 31 or more days from the check-in date, then no penalty will apply and the one night deposit will be refunded.

Check in and Check out

Upon vacating your accommodation, we request that it is left in a condition similar as when you arrived. This includes;

  • dishes washed, dried and put away,

  • cooking equipment washed, dried and put away,

  • fridge empty and clean, and

  • rubbish left in the black rubbish bins on the veranda.

Used towels can be left hanging in the bathrooms or on the bathroom floors. All bedding can be left on the beds.

Any accommodation that requires additional cleaning than what we carry out as a 'standard vacate clean' may incur an additional charge of $100/per hour to cover the costs of cleaners. Additional costs will be charged if the cottage cannot be made available to the next guests to cover their accommodation charges.

Damage that has occurred during your stay and missing items will be charged to the credit card provided.

 

Cottage Keys

Keys are to be left on the dining table or in the door at your check out. In the event that the cottage keys are misplaced upon check out and not returned to the property within 10 days; a $50 surcharge will be deducted from the provided credit card.

 

Room occupancy

We base our daily rates on the number of occupants and the beds used during your stay.

Daily Rates are per room per night and include up to 2 people.

Additional guests (including adult or child, excluding infants) can stay for $30 per night per room.

The number of guests staying per room must not exceed the number agreed to in the booking confirmation.  In the event that any additional persons stay in the room, an additional fee will be charged according to our rates and/or we reserve the right to terminate the booking without refund.

Additional beds used during your stay will be charged at $30 per bed.

Please note that rooms will not be serviced during your stay.

 

Children’s Safety

Children are most welcome. Please be aware that the cottages are located on a working farm with forest and two rivers. We encourage people to explore the property, but parents will need to supervise children at all times.

 

Date Changes
Date changes are permitted however they are considered a cancellation and will therefore be subject to our cancellation policy. Please refer to the cancellation policy to understand the timing of when date changes are permitted without penalty.

Refunds
Refunds will be issued to the credit card received at the time of booking.

 

No Smoking

Smoking inside our cottages will not be tolerated. A penalty cleaning fee of $400 will be charged to the provided credit card if there is evidence that smoking has occurred.

An ashtray is provided on the veranda outside of each cottage. Cigarette butts that are thrown into the onto the ground or into the garden will incur a fee of $100.

 

Parking

Free parking is available on site outside each cottage.

 

Electric Vehicles

The electrical infrastructure on our farm does not support the charging of electric vehicles. We ask that you do not charge any electric vehicles on site. Charging stations are available in Denmark town.

Guests who try to charge their vehicles will be charged $250/night plus any additional charges passed on from Western Power attending the outage.

No Pets

Little River Farm is a working farm with free range farm animals and many native animals.

No Pets are allowed in the grounds or inside the accommodation. A penalty cleaning fee of $400 will be charged to the provided credit card if there is evidence that an animal has been kept inside a cottage. Guests who bring any pets to the property will be asked to remove the pet from the property. Management reserves the right to cancel the duration of a booking with NO REFUND given, or responsibility for finding alternative accommodation if a pet is not removed.

 

Rainwater usage

Please note that the cottages use rainwater. The water is fine to drink from the tap, however please be aware that the water pressure is less than what it would be on mains water in the city.

Please use the water wisely.

 

Mobile reception

Wifi is not provided. However the location of the cottages has good mobile reception.

Quiet Policy

We have a quiet policy between 10pm and 7am.

There will be zero tolerance for any unruly, loud, illegal or offensive behaviour. Unauthorized parties, group gatherings & functions which have not been pre-approved by management (at the time of booking) are strictly prohibited. Should complaints be received, management reserves the right to remove guests & terminate the duration of their stay with NO REFUND given, or responsibility for finding alternative accommodation.

Extra charges will be incurred if the cottage is not left in a reasonable condition.
